Prince William aims to transform his role as Duke of Cornwall by selling a significant portion of the Duchy estate to support affordable housing initiatives and environmental restoration. The Duke plans to liquidate 20% of the estate’s holdings, generating an estimated half a billion pounds, which will be reinvested into projects benefiting communities living on the land.
The Duchy of Cornwall, a private estate established in the 14th century, spans 128,000 acres across 19 counties in England and currently provides Prince William with an independent annual income. The planned sale will focus on properties in areas including Bath, Cornwall, Dartmoor, the Isles of Scilly, and Kennington in south London. Early projections suggest that the revenue could enable the development of approximately 12,000 new homes by 2040.
About one-third of these homes are expected to be designated as affordable, targeting lower-income families in local communities. This effort aligns with Prince William’s stated intention to prioritize improvements in living conditions for residents within these regions, moving beyond the traditional role of a landowner.
Alongside housing, the Duke intends to invest in environmental initiatives that enhance the estate’s rural lands. This includes projects to improve carbon storage through the restoration of peat bogs, woodlands, and wetlands, which contribute to mitigating climate change impacts while revitalizing local economies.
The Duchy’s chief executive emphasized that the estate’s purpose is evolving towards creating a positive impact, particularly in communities where the Duchy’s presence is most significant. This approach represents a shift away from conventional landownership models, focusing instead on tangible benefits for people and nature.
Recent scrutiny of royal finances, heightened by public criticism and scandals involving other members of the monarchy, has prompted the first review of royal property management since 2012. This development suggests a growing demand for transparency and modernization in how royal assets are managed and deployed.
Prince William’s popularity—he was named the most favored royal in a 2017 YouGov poll—may be bolstered by such initiatives, which signal a pragmatic and community-focused monarchy. His approach contrasts with more symbolic royal activities, emphasizing actionable responses to social and environmental challenges within his estate.
